What the Prestige Parklane RERA filing actually says
Registered 15 September 2026. The promoter of record, the declared completion date, the project cost, the parking count and the water source, read off the filing.
Prestige Parklane was registered by the Karnataka Real Estate Regulatory Authority on 15 September 2026 under PRM/KA/RERA/1251/309/PR/150926/008941. Most coverage will stop at printing that number. The filing behind it runs to a lot more, and several things in it are not in any brochure.
The short answer
Registration converts marketing into a filed, enforceable record. A declared completion date, a sanctioned plan on the public record, the escrow requirement on 70 per cent of receipts, and quarterly progress updates the promoter must upload within 15 days of each quarter ending. Until 15 September none of that existed for this project.

Note the PR segment. A Karnataka registration containing AG is an agent, not a project, and quoting an agent number as though it were the project registration is the most common way marketing material misleads. We explain how to read the format on the RERA page.
The promoter is not the company most buyers assume
This is the single most useful thing in the filing and it is worth stating plainly.
The promoter of record is Apex Realty Management Private Limited, of No. 19, Prestige Falcon Towers, Brunton Road, Bengaluru 560025. That is a Prestige group address, and the brochure carries Prestige Estates Projects Limited on its back cover. But the entity that carries the RERA obligations here is a private limited company, not the listed Prestige Estates Projects Limited whose results, borrowings and delivery record you can look up.
That is neither unusual nor improper. Large developers routinely register individual projects through special purpose entities. It does change one thing: the public disclosure you can read about the listed parent is context about the group, not a statement about the balance sheet standing behind this particular project. We wrote about that distinction before the filing existed, in what a listed developer has to tell you, and the filing is the reason that piece now carries a caveat.
If it matters to you, the question to ask is which entity signs your agreement for sale, and whether the parent gives any guarantee. Ask before you sign, not after.
Numbers in the filing that are not in the brochure
| Total project cost | Rs 1,066.56 crore, being Rs 83.64 crore of land and Rs 982.92 crore of development |
| Sanctioned FAR | 1.74 |
| Total land area | 45,401 sq m |
| Built up area, all floors | 249,535 sq m |
| Carpet area, all floors | 94,788 sq m |
| Covered parking | 1,780 bays |
| Open parking | 130 bays |
| Source of water | Borewell |
| Tower height | 76.55 m |
Three of those are worth pausing on.
1,910 parking bays against 1,788 apartments. That is a shade over one per home across the whole project, before anyone buys a second. On a development where 858 homes are one bedroom, how those bays are allocated matters more than the total, so ask what your configuration includes and what a second bay costs.
Water is declared as borewell. No Cauvery connection is filed, which is normal for this stretch of the corridor and is the single biggest long term utility question at Devanahalli. Our note on water, power and drainage covers what that means over twenty years.
94,788 sq m of carpet across 1,788 homes. The filing breaks that down by configuration: 25,750 sq m across 858 one bedroom, 20,507 across 391 two bedroom and 48,530 across 539 three bedroom. Divide it out and the block averages are roughly 323, 565 and 969 sq ft. Those are averages across a whole configuration, not your apartment, and the figure that binds you is the carpet area written into your own agreement for sale.
What changes for a buyer
The escrow account. Seventy per cent of what you pay goes into a separate account and can only be drawn against construction certified by an engineer, an architect and a CA. Before registration there was no such account.
A date you can hold someone to. 31 December 2030 is filed. Delay beyond it entitles allottees to interest, or to withdraw, on the terms the Act sets.
Quarterly updates. The promoter must upload progress within 15 days of each quarter ending. That is a better source than any newsletter, including ours.
A registered agreement. Section 13 bars the promoter from taking more than ten per cent of the price without one. The booking sequence shows where that falls.
What registration does not change is the payment schedule, which runs on fixed two monthly dates rather than construction milestones. Your instalments fall due whether or not the building keeps pace. That is set out on the fact sheet.
How to verify it yourself in two minutes
- Go to the Karnataka RERA portal.
- Search the registration number, or search the project name under Bengaluru Urban.
- Read the promoter details, the approved plan, the declared dates and, once they start appearing, the quarterly updates.
- Check that whatever you are asked to sign names the same promoter and the same project number.
Do that rather than taking any of the above on trust. We are a channel partner for this project, not a neutral party, and the register outranks us.
The filing names Apex Realty Management Private Limited as promoter rather than Prestige Estates Projects. Who that entity is, and the three things it changes for a buyer, are in the promoter piece.
