Prestige Parklane at the KIADB Aerospace Park, Devanahalli

Prestige Parklane is planned in Phase 2 of the KIADB Hi-Tech, Defence and Aerospace Park at Devanahalli. This page explains what that industrial area actually is, who operates in it, and what the zoning means for a homebuyer.

Around 3,000 acres North Bengaluru

The short answer

KIADB Phase 2 is the second phase of the Karnataka Industrial Areas Development Board Hi-Tech, Defence and Aerospace Park at Devanahalli, beside Kempegowda International Airport. Boeing, Airbus, Safran, Collins Aerospace, Dynamatic, Foxconn and Wistron operate in or beside it. Prestige Parklane occupies a 32.26 acre master plan inside it.

What KIADB actually is

KIADB is the Karnataka Industrial Areas Development Board, the state body that acquires land, notifies it as an industrial area, builds the trunk infrastructure and allots serviced plots to industry. It is not a developer and it does not build factories. It assembles land at scale and puts roads, water, drainage and power into it, so that an industrial estate arrives already serviced.

Land inside a KIADB area goes to industry on a lease cum sale basis rather than as an outright sale. The allottee takes possession, builds, operates for the agreed period, and only then earns full title. That condition is what keeps a notified industrial area industrial instead of being flipped as land.

It matters to a homebuyer for one reason. An address inside a notified KIADB area is an address where the infrastructure was planned before the buildings, and where the employment base is committed rather than speculative.

Clearing up a common confusion

KIADB Phase 2 is not the Aerocity project that was cancelled

Two different things in Devanahalli taluk are both called Phase 2, and conflating them is the most common mistake made about this corridor.

What was withdrawn

On 15 July 2025 the Karnataka cabinet withdrew a proposed acquisition of 1,777 acres of farmland across 13 villages in Channarayapatna hobli, a scheme referred to as Aerocity Phase 2, following three years of farmer protest. Land titles reverted to their original owners and the state said any future acquisition there would rely on voluntary sale. That parcel carried no industries and no housing. It was a proposed future expansion zone.

What was not affected

The KIADB Hi-Tech, Defence and Aerospace Park is a separate, already notified industrial area, serviced with infrastructure and occupied by operating industry. It was not part of the withdrawn scheme and was not affected by it. Prestige Parklane is planned inside this notified area, not inside the parcel that reverted.

Why the confusion persists

Both sit in Devanahalli taluk, both relate to the aerospace corridor, and both were labelled Phase 2 in press coverage. Headlines about a cancellation attach themselves to the whole corridor rather than to the specific parcel involved. The distinction is geographic and administrative, and it is worth checking before drawing any conclusion about a project in this belt.

Who operates in the park

The occupier list is what separates a notified industrial area from a land banking exercise. Karnataka accounts for roughly 65 percent of Indian aerospace and defence output, and much of the new capacity is landing in this belt.

Wistron

A 32 acre laptop manufacturing plant allotted in Phase 2, the same phase as Prestige Parklane. Rs 1,500 crore, about 3,000 jobs, more than half the output for export, with production targeted from January 2026.

Collins Aerospace

A 26 acre India Operations Centre in the park, a 25 million dollar investment expected to create over 2,000 skilled jobs, and the first Collins facility in India under the Production Linked Incentive scheme.

Boeing

India Engineering and Technology Centre, reported as a 43 acre campus in the Devanahalli belt.

Safran

Aero engine and equipment operations across the North Bengaluru aerospace cluster.

Hindustan Aeronautics

State owned aerospace manufacturer, long established in Bengaluru and present in the corridor.

Dynamatic Technologies

Aerospace and precision engineering manufacturer supplying global airframers.

Centum Electronics

Electronics manufacturing for aerospace, defence and space, largely export oriented.

These companies operate across the wider Devanahalli aerospace cluster and are listed as context for the corridor. They are not tenants of Prestige Parklane. The project has its own enterprise estate, covered on the business park page.

The infrastructure around it

Four pieces of infrastructure define this corridor, and three of them are within minutes of the site.

The airport

Kempegowda International Airport is approximately 15 minutes by road. Airside proximity is the reason the aerospace cluster formed here rather than anywhere else in Karnataka.

The metro

The Namma Metro Blue Line is being extended to the airport, 72 per cent built in August 2026, with the airport section targeted at September 2027 and the full line at March 2028. The nearest stations are Doddajala and Bettahalasuru, roughly 10 minutes away. There is no station called Airport Halt, whatever other listings claim.

The Satellite Town Ring Road

Roughly 2 minutes away. The STRR loops around Bengaluru and connects the northern corridor to Hosur, Dobbaspet and the wider highway network without entering the city.

The expressway

The Bengaluru to Vijayawada expressway routes through the Devanahalli belt, strengthening the corridor as a logistics position rather than only a residential one.

Drive times are indicative and vary with traffic and route. Full detail is on the location page.

KIADB questions

What is KIADB?

The Karnataka Industrial Areas Development Board. It is the state body that acquires land, notifies it as an industrial area, builds the trunk infrastructure of roads, water, drainage and power, and then allots serviced plots to industry. Land inside a KIADB area is issued on a lease cum sale basis rather than sold outright, and the allottee earns full title only after operating there for the agreed period, usually ten years.

What is the KIADB Hi-Tech, Defence and Aerospace Park?

A dedicated industrial area developed by KIADB across the Devanahalli and Bagalur belt of North Bengaluru, alongside Kempegowda International Airport. It runs to around 3,000 acres in total, comprising an aerospace special economic zone of roughly 980 acres and a further 2,020 acres of hardware, hi-tech and defence park. Over 70 industrial units have been allotted land in it.

Is KIADB Phase 2 the same as the Aerocity Phase 2 that was cancelled?

No, and this is the single most confused point about the area. On 15 July 2025 the Karnataka cabinet withdrew a proposed acquisition of 1,777 acres of farmland across 13 villages in Channarayapatna hobli, a scheme referred to as Aerocity Phase 2, after sustained farmer protest. That was a future expansion zone with no industries or housing on it, and the land titles reverted to their owners. It is a separate corridor from the KIADB Hi-Tech, Defence and Aerospace Park, which is notified, serviced, occupied and operating.

Why can homes be built inside an industrial area?

Because a KIADB notified area is master planned rather than uniformly industrial. The board reserves land within its areas for supporting uses, and residential development is one of them, on the reasoning that an industrial zone employing tens of thousands of people needs housing inside it rather than an hour away. That reservation is what allows Prestige Parklane to place 1,788 apartments and an enterprise estate on one 32.26 acre parcel.

Which companies operate in the KIADB Aerospace Park?

Wistron holds 32 acres in Phase 2, the same phase as this project, for a Rs 1,500 crore laptop plant expected to employ about 3,000 people. Collins Aerospace opened a 26 acre India Operations Centre here, a 25 million dollar investment expected to create over 2,000 skilled jobs and its first Indian facility under the Production Linked Incentive scheme. Boeing, Safran, Hindustan Aeronautics, Dynamatic Technologies and Centum Electronics all operate across the Devanahalli aerospace cluster. Karnataka accounts for roughly 65 percent of Indian aerospace and defence output.

Is buying in a KIADB area different from buying anywhere else?

Not for an apartment buyer. The lease cum sale condition applies to industrial plots allotted to companies, not to a flat bought from a developer in a residential project. You buy the apartment with the undivided share of land, on a registered sale deed, under the same RERA protections that apply anywhere in Karnataka.
